Landlord Safety Certificates

By law landlords have a duty to ensure that the gas appliances and flues they provide for tenants' use are maintained in a safe condition at all times and checked for safety each year by a CORGI registered installer, and a copy of the check record is provided to the tenant.

Every year about 30 people die from carbon monoxide (CO) poisoning caused by gas appliances and flues which have not been properly installed or maintained.

Many others also suffer ill health. When gas does not burn properly, as with other fuels such as coal, wood or oil, excess CO is produced which is poisonous.

You can't see it, taste it or smell it but CO can kill without warning in just a matter of hours.

What are my duties as a landlord in relation to gas safety?

You have duties under the Gas Safety (Installation and Use) Regulations 1998 to arrange maintenance by a CORGI-registered installer for all pipe work, appliances and flues, which you own and have provided for your tenants use. You must also arrange for an annual gas safety check to be carried out every 12 months by a CORGI-registered installer. You must keep a record of the safety check for 2 years and issue a copy to each existing tenant within 28 days of the check being completed and issue a copy to any new tenants before they move in.
